This page is written for hotel investors, residential complex managers, municipalities and sports facility operators. In a commercial pool, operation comes before appearance: how many people will use the pool each day, how the water will be tested for inspections, who will be responsible for maintenance and how work carried out while the facility is open will affect guests.

Capacity and hydraulic design
In a commercial pool, filtration is sized to bather load rather than to pool volume alone: the number of people in the water at once, total daily users and peak hours all feed into the calculation.
- In an overflow system, the balance tank is designed with enough volume to take the water displaced by bathers and the backwash water.
- Adult and children's pools run on separate circuits, so a fault in one does not shut down the other.
Hygiene regulations and water quality
Public pools fall under the national health regulation for swimming pools open to shared use: water quality is tested regularly, recorded and presented during inspections.
- For this reason, the sampling point, automatic measurement and dosing, and the showers and footbath that bathers pass through before entering the pool are built into the design from the start.
- At handover, the pool operator's working routine and daily log are set up together with the facility team.
Materials for heavy use
Under heavy use, finishes, grout, coping stones and grilles wear much faster than in a residential pool.
- Commercial projects use non-slip edges and surrounding paving, chemical-resistant grout, overflow grilles that can be lifted out for cleaning and corrosion-resistant embedded parts.
- The plant room is sized so the maintenance team can replace equipment without dismantling other components.
Maintenance contract
In a commercial pool, maintenance is work that starts at handover.
- The contract defines periodic water analysis and dosing checks, backwashing and filter media replacement, pump and heating maintenance, seasonal opening and closing and breakdown response.
- The 2-year warranty on construction workmanship and the scope of the maintenance contract are written up separately, so it is clear from the outset which one covers a given fault.
Working while the facility is open
During refurbishment or extension work, a hotel or residential complex usually stays open.
- The work schedule is split around the low season and usage hours; the site area is separated from guest circulation, noisy and dusty work is grouped into set hours, and mechanical work that takes the pool out of service is sequenced to finish as quickly as possible.
- Each phase is tied to a weekly programme agreed with the operator.

In an indoor pool, evaporating water raises the humidity of the space. Without dehumidification and ventilation, condensation, mould and corrosion set in. The dehumidification unit and the balance of fresh air and exhaust are calculated as part of the mechanical design, and a pool cover reduces evaporation outside opening hours.
